In many UAE building categories, fire-rated gypsum board isn't a premium finish choice — it's a mandatory life-safety component tied directly to Dubai Civil Defence and equivalent UAE municipal fire codes. Specifying, or accepting, a standard board where a fire-rated one is required is a compliance failure that can hold up handover, fail inspection, or worse, fail to perform in an actual fire event. Here's what contractors and building owners need to know.
UAE fire codes, aligned closely with international standards such as NFPA and BS EN classifications, rate building materials and assemblies by how long they resist fire spread and maintain structural integrity — commonly expressed in ratings such as 30, 60, 90 or 120 minutes. A "fire-rated" gypsum board assembly means the complete wall or ceiling system — board type, thickness, number of layers, stud spacing and jointing method — has been tested and certified to achieve a specific rating, not that the board material alone carries some inherent property. Swapping any single component of a certified assembly, including using a different board thickness than tested, can void the rating even if the board itself is technically "fire-rated" board.
Means-of-escape routes must maintain fire compartmentation for a defined period to allow safe evacuation — fire-rated gypsum board partitions and ceilings are standard in these zones across UAE commercial and residential towers.
Electrical, plumbing and HVAC riser shafts run vertically through multiple floors, and an unprotected shaft can turn into a chimney for fire and smoke. Fire-rated board enclosures around risers are a standard requirement in multi-story UAE buildings.
Shared walls between separate tenancies, apartments, or fire compartments — including walls separating different occupancy types within one building — typically require a minimum fire rating to prevent fire spreading from one unit to its neighbor.
Rooms housing transformers, generators, or main electrical distribution boards are common ignition points and are almost always required to be enclosed in fire-rated construction.
Fire-rated gypsum assemblies are tested in accredited laboratories under standardized furnace test conditions that measure how long the assembly maintains integrity, insulation and structural stability. A genuine fire-rated board will carry manufacturer documentation referencing the specific test report and assembly configuration it was certified under — this is what a Civil Defence inspector or third-party auditor will ask to see, not just a product datasheet claiming "fire resistant" in general terms. Boards themselves are also typically marked or batch-coded so an installed assembly can be traced back to a certified product line.
